MANAGEMENT

Once the pre-construction process is complete and a contract is in place, we plan, coordinate and control the project from beginning to completion. This is construction management; it is managing the project from beginning to end. We provide oversight to deliver the project on time, on budget and to the client’s expected standard of quality.

Each contract is assigned a project manager (PM). This individual, with years of prior experience, is responsible for ensuring safety, time management, cost management, total quality and staffing.  Construction management typically begins with the PM scheduling a pre-construction meeting where decisions about such things as work hours, material storage and site access are made. They then set up the construction site, ensure the best staff is in place and manage the schedule and budget.

PM’s are responsible for ensuring projects are built to specification, applicable permits are obtained, testing is completed as needed, etc. They manage all personnel on the project and are responsible for safety.  If any concerns or issues arise during the construction phase the project manager will hold meetings to discuss. Often, our PM’s hold weekly owner/architect meetings to ensure all are kept current on project information.

As a project is nearing completion, PM’s ensure the owner’s quality standards are met.  A final walk-through is completed where any outstanding items that may need to be finished are identified by both the owner/architect and PM.  As those are completed, close-out documents (such as warranties and operating manuals, if applicable) are issued.
